Coos County Land Agent

The Coos County Land Agent works under the direction of the Coos County Board of Commissioners and manages matters related to tax foreclosures, County-owned properties, mineral rights, and leases. The Land Agent works closely with the Coos County Tax Department throughout the foreclosure process.

If Your Property Is in Foreclosure

If your property is in the foreclosure process and has not yet been deeded to the County, you may still be able to redeem the property by paying the past-due taxes.

They can tell you the amount owed and your remaining time to redeem. Tax amounts change daily.

Once a property is deeded to the County, it is no longer redeemable. Deed Day typically occurs in September (auction dates varies annually).

What Happens After a Property Is Deeded to the County

After a property is deeded:

  • The Land Agent will notify occupants and post notice on the property.
  • A Notice to Vacate will be issued to allow time to remove personal belongings.
  • The County makes reasonable efforts to provide time for occupants to relocate and remove belongings.
  • If occupants do not vacate, law enforcement may assist with removal.
  • Remaining personal property will be removed and disposed of.
  • Some structures may be demolished if unsafe or uninhabitable.
  • Once cleared, the property may be offered for sale at a County Land Sale Auction.

About the Tax Foreclosure Process

  • The tax foreclosure process typically takes six years.
  • After four years of unpaid taxes, foreclosure begins.
  • Property owners then have two additional years to redeem by paying the taxes owed.

Tax foreclosure occurs due to unpaid property taxes only.

Important Information

  • The Land Agent does not accept tax payments.
  • The County does not rent foreclosed properties.
  • Copies of foreclosure notices and certified letters are available from the Tax Department.
  • Personal belongings should be removed promptly once the County takes possession.
